Golf, a white village and a choice of private estates
Asking prices for detached villas, autumn 2026, editorial estimate; older villas in established estates start lower. Drives outside rush hour.
Behind San Pedro de Alcántara the land rises towards the white village of Benahavís, small in size and large in reputation for its restaurants. Around it lie established estates and golf courses, with villas of every age and a far lower entry point than in the gated enclaves nearby.
Benahavís is a separate municipality with its own town hall, inland from San Pedro de Alcántara and west of Marbella. The village itself is compact and white, and it is known along the coast for the number of restaurants on its few streets.
The municipality reaches well beyond the village. It includes the private estate of La Zagaleta and the hillside of El Madroñal, but this page covers the wider hills and golf estates around the village, where the choice is broader and the entry point lower.
The Guadalmina river cuts a gorge close to the village, and the landscape changes quickly from fairways to steep, wooded slopes. It is a short drive from the coast, yet it feels like inland Andalusia.
Plots typically range from 1,000 to 4,000 m², smaller than in the large gated estates nearby. That is still generous enough for a pool, a garden and real space between neighbours.
The stock is broad. You find older Andalusian villas with tiled roofs, arches and mature gardens in estates that have been settled for decades, alongside new contemporary houses built for the view.
Older villas in established estates start at the lower end of the range and often need investment. New builds cost more but come with current standards and Spain's statutory warranties, and our comparison of new-build and resale villas weighs the two.

Golf shapes much of the area. Marbella Club Golf Resort, Los Flamingos and Los Arqueros all lie in the municipality, and several estates are laid out around or near the fairways. Our guide to golf villa living explains what life beside a course involves.
Daily life is quieter than on the coast but not remote. Puerto Banús is about 12 minutes away on a typical off-peak drive, Marbella old town about 20 minutes and Málaga airport around 55 minutes. San Pedro de Alcántara, below, has shops, the beach and Laude San Pedro International College.
The village is the social centre. Dinner on a terrace in Benahavís is a large part of the appeal, and from most homes in the hills the drive back is short.
Typical asking prices for detached villas run from about €2M to €8M (indicative, autumn 2026). Older villas in established estates start lower, while the newest houses with open sea views sit towards the top of the range.
Beyond age and condition, price follows the view, the orientation of the terraces, privacy from the road and from neighbours, and whether the estate is gated. A villa that looks over a fairway to the sea is priced very differently from one that faces into the hillside.
Transfer tax on a resale is 7%; a new build bought from a developer carries 10% VAT plus 1.2% stamp duty. The purchase cost calculator adds the fees for you.

A villa here can work well for golfers and families who want a pool, space and Puerto Banús within reach. A long let is also a sensible way to try the hills before you buy.
Any holiday let needs registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register and, since 1 July 2025, in Spain's national rental register. In an estate run as a community of owners, a new tourist rental has needed prior approval by three fifths of the owners since April 2025. The rental income calculator helps you test the numbers.
Because Benahavís has its own town hall, licences, planning matters and the annual property tax (IBI) are handled there, not in Marbella. Marbella's planning history, including its return to the 1986 general plan, does not apply to houses here.
Each estate also has its own community rules and fees, and the older ones vary in how well roads, lighting and security are kept. Visit at night and in winter as well as on a sunny afternoon.
The Benahavís hills suit buyers who want golf, space and a village with good restaurants close by, at prices well below the large gated estates. They work for families, for golfers and for anyone who wants an older Andalusian house to make their own. They suit less well if you want to walk to the beach, need the shops and schools of Marbella on your doorstep, or want the seclusion of a fully guarded estate.
No. Benahavís is a separate municipality with its own town hall, although it lies next to Marbella and is often sold under the Marbella name. Licences, planning and the property tax (IBI) are handled by Benahavís.
Marbella Club Golf Resort, Los Flamingos and Los Arqueros all lie in the municipality, and the private estate of La Zagaleta has two members' courses. The Golf Valley courses of Nueva Andalucía are a short drive east.
On a typical off-peak drive, Puerto Banús is about 12 minutes away and Marbella old town about 20 minutes, with Málaga airport around 55 minutes. The closest beaches are on the coast at San Pedro de Alcántara.
Typical asking prices for detached villas run from about €2M to €8M (indicative, autumn 2026). Older villas in established estates start lower, and new houses with open views sit near the top. Budget a further 7% transfer tax on a resale, plus notary, registry and legal fees.
