Asking prices for detached villas, autumn 2026, editorial estimate; beachside villas in Guadalmina Baja sit at the top. Drives outside rush hour.

Guadalmina has been a villa address since the 1960s, and it shows in the best possible way. Old trees shade the streets, hedges have grown tall, and the beach and two golf courses sit within the estate. It is less about views than about a settled, green way of living a few minutes from San Pedro de Alcántara.

Two halves divided by the A-7

Guadalmina lies just west of San Pedro de Alcántara, and the A-7 splits it into two quite different parts. Each has its own character, and it pays to know which one you are looking at before you look at the house.

Guadalmina Baja runs from the A-7 down to the sea. Here are the beach, Real Club de Golf Guadalmina with its two courses, the Guadalmina Spa hotel and the streets of older villas in gardens that have had decades to mature. For many buyers this is Guadalmina proper.

Guadalmina Alta, north of the motorway, is more varied. Plot sizes, ages and styles change from street to street, and asking prices generally sit below those of the beachside streets, which makes Alta the more practical way into the area.

The villas and plots

Typical plots run from 1,500 to 4,000 m², generous for an area this close to the sea. Many of the original houses follow the Andalusian pattern: white walls, terracotta roofs, covered porches and lawns under old trees.

A good share of the stock dates from the early decades and has been extended or renovated, sometimes more than once. Contemporary rebuilds appear where an older house was taken down, but the overall picture stays green and low-rise rather than glassy.

The garden is often the real asset. A mature garden takes decades to create, so a dated house on a fine plot can be worth more than its interiors suggest.

Daily life and distances

Guadalmina suits people who like to walk to the beach and play a round before lunch. Our guide to golf villa living explains what life beside a course involves day to day. For errands, San Pedro de Alcántara is next door, with its boulevard, shops and cafés; the estate itself is quiet in the evening.

Typical off-peak drives: about 10 minutes to Puerto Banús, 18 minutes to Marbella old town and 50 minutes to Málaga airport.

Families value the short run to Laude San Pedro International College. Our overview of international schools in Marbella covers the wider choice.

Prices and what moves them

Indicative asking prices for detached villas run from €2.5M to €12M (autumn 2026). The top of that range belongs to beachside villas in Guadalmina Baja, where a short walk to the sand matters more than the size of the house.

Below that, three things move the figure: which side of the A-7 the villa sits on, whether it faces the golf, and how much work the house needs. A renovated villa on the course in Baja and an unrenovated one in Alta can sit at opposite ends of the band.

Renting in Guadalmina

Holiday demand centres on villas near the beach and the golf, with families in summer and golfers in spring and autumn. A tourist let needs registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register and, since 1 July 2025, an entry in the national rental register.

Long lets to families also make sense here, given the school nearby. Non-resident owners pay 19% tax on rental income after deductible expenses if they live in the EU/EEA, and 24% on the gross amount otherwise. Our guide to renting out a villa covers licence and tax in full.

A practical note

Many villas here have been extended over the years. Ask your lawyer to check each addition against the licences and the land registry, and read our checklist on due diligence and licences before you make an offer. Close to the shore, the Coastal Law (Ley de Costas) also restricts what can be built.

Who it suits

Guadalmina suits golfers, families with school-age children and buyers who prefer an established setting to a new development. It works well if you want the beach and the first tee within a short walk, with San Pedro for everyday life. It suits you less if you want sweeping sea views from a hillside, a lively restaurant scene on the doorstep or a brand-new house as standard. If you want more space for the money, the coast continues west along the New Golden Mile.

Before you commit

  • Traffic noise on plots close to the A-7: visit at different times of day.
  • Extensions to older villas: check each one against licences and the land registry.
  • Beachside plots: confirm what the Coastal Law allows before planning any work.

Guadalmina: questions

What is the difference between Guadalmina Baja and Guadalmina Alta?

Guadalmina Baja lies between the A-7 and the sea, with the beach, the golf club and the most sought-after villas. Guadalmina Alta, north of the motorway, is more varied in plot size, age and style. Asking prices are generally lower in Alta, which makes it a sensible way into the area.

How far is Guadalmina from Marbella and the airport?

Off-peak, the drive is about 18 minutes to Marbella old town, 10 minutes to Puerto Banús and 50 minutes to Málaga airport. San Pedro de Alcántara is right next door for daily errands.

Is Guadalmina a good choice for families?

It is one of the more family-minded parts of the coast. Laude San Pedro International College is nearby, the beach and golf are close, and the streets are quiet. Older villas with large gardens give children plenty of space outdoors.

What do villas in Guadalmina cost?

Indicative asking prices for detached villas run from €2.5M to €12M in autumn 2026. Beachside villas in Guadalmina Baja sit at the top of the range, while houses in Alta or in need of renovation start lower. On a resale villa, budget for the 7% transfer tax on top.
