Family villas among pines and dunes
Asking prices for detached villas, autumn 2026, editorial estimate; Hacienda Las Chapas and frontline beach villas cost more. Drives outside rush hour.
At the eastern end of Marbella the coast softens. Pine woods run down towards the sea, dunes rise near Cabopino, and the villas are built for family life rather than for show. Elviria and Las Chapas are more relaxed than the western neighbourhoods, and noticeably kinder on the budget.
Las Chapas and Elviria form a long, green stretch of Marbella East, from the beach up into the low hills behind. Pine woods cover much of it, which gives the area a shaded, almost rural feel in places. The A-7 runs through the middle, so a villa sits either on the beach side or in the hills behind, and the two feel quite different.
Near Cabopino the land turns to sand. The Artola dunes are protected as a natural monument, and the old watchtower known as Torre de los Ladrones stands among them, a reminder of what this shoreline looked like before the villas arrived.
Hacienda Las Chapas is the more exclusive part, and prices there sit above those of the rest of the area.
Plots typically run from 800 to 2,500 m², smaller than in the western hills but ample for a family garden and pool. Most houses are family villas rather than estates: a garden, a pool, a terrace under the pines.
The stock mixes older villas from the area's early growth with newer and renovated homes. An older house on a good plot under mature trees can be a better buy than a new one on a tighter site; our comparison of new-build and resale villas sets out the trade-offs.
Frontline beach villas form a small group of their own and cost more. Here the Coastal Law (Ley de Costas) restricts building near the shore, which limits what you can extend or rebuild.

This is the closest part of Marbella to Málaga airport: about 30 minutes off-peak. Marbella old town is about 12 minutes away and Puerto Banús about 20.
Cabopino marina is the local harbour, small and low-key, with the dunes beside it. Golfers have Santa María and Cabopino within the area and Río Real a short drive west.
Families are well served. The English International College and Colegio Alemán Juan Hoffmann are both in Marbella East, so the school run stays short. More detail is in our guide to international schools.
Indicative asking prices for detached villas run from €1.5M to €5M (autumn 2026), the gentlest entry point among the neighbourhoods in this guide. Hacienda Las Chapas and frontline beach villas cost more.
Within the band, the price follows the walk to the beach, the size and privacy of the plot, the condition of the house and whether you can see the sea. Streets close to the A-7 can be noisier, and noise rarely shows in a listing.
On top of the price, budget for the 7% transfer tax on a resale, or 10% VAT plus 1.2% stamp duty on a new build.

The beach, the pines and the short airport transfer suit families on summer holidays, which makes the area a natural fit for holiday lets. Any tourist let needs VFT registration in the Andalusian tourism register and, since 1 July 2025, an entry in the national rental register.
Long lets work well too, especially for families relocating with children at the schools in Marbella East. Our guide to long-term villa rental explains how those arrangements usually work. Non-resident owners pay 19% tax on rental income after deductible expenses if they live in the EU/EEA, and 24% on the gross amount otherwise.
Pine trees bring shade but also needles, roots and pruning bills. Ask about tree maintenance, check that roots have not lifted paving or pool edges, and confirm who looks after trees on any shared land. In a dry summer, a clear strip around the house is a sensible precaution.
If the seller is non-resident, you withhold 3% of the price and pay it to the tax agency on form 211, a step your lawyer normally handles at the notary.
Elviria and Las Chapas suit families, relaxed buyers who would rather spend on the house than on the postcode, and anyone who flies often. The area works well if you want pines, a beach nearby and good schools within a short drive. It suits you less if you want Puerto Banús nightlife, a gated hillside estate or a very large plot. If you would like to stay east but closer to town, look at Los Monteros.
Hacienda Las Chapas is the more exclusive part, and villas there cost more than in the rest of the area. Frontline beach villas also sit above the typical range, which runs from €1.5M to €5M in indicative asking prices for autumn 2026.
About 30 minutes off-peak, the shortest airport drive from any part of Marbella. Marbella old town is about 12 minutes away and Puerto Banús about 20.
It is one of the most family-oriented areas on this coast. The English International College and Colegio Alemán Juan Hoffmann are in Marbella East, the beaches are close, and gardens under the pines give children room to play.
Yes. Santa María and Cabopino lie within the Elviria area, and Río Real is a short drive west in Marbella East. Golf is close at hand, although the area is less built around the game than Nueva Andalucía or Guadalmina.
