Asking prices for detached villas, autumn 2026, editorial estimate; Los Monteros Playa beachside villas set the top of the range. Drives outside rush hour.

East of Marbella town the coast turns residential and green. In Los Monteros Playa, villas sit low under pine trees a few steps from the sand; above the motorway, Altos de los Monteros looks out over the sea. It is close to the old town and on the airport side of the coast, a combination many owners choose it for.

Beach below, views above

Los Monteros lies east of Marbella town, and the A-7 divides it in two. Los Monteros Playa occupies the flat land between the motorway and the beach, under pines that keep the gardens cool in summer. Altos de los Monteros climbs into the hills above, where the plots tilt towards the sea.

The beach side is one of the quieter residential addresses this close to town: shaded streets, a coastal boardwalk and a string of beach clubs along the eastern shore. Up the hill the mood is more private, and the reward is a view rather than a walk to the sand.

The villas and plots

Plots typically measure 1,500 to 5,000 m². In Los Monteros Playa many villas sit low among the pines, with lawns, pools and shade rather than wide views. Some date from the earlier decades of the coast and have been modernised; others have been rebuilt in a contemporary style.

In Altos de los Monteros the slope shapes the house. Villas step down in terraces to catch the view, which brings stairs and retaining walls but also light and a sea horizon from the main rooms. How each terrace faces matters a great deal; our notes on orientation, light and terraces explain why.

Daily life and distances

Typical off-peak drives: about 8 minutes to Marbella old town, 15 minutes to Puerto Banús and 35 minutes to Málaga airport. That airport time is a real advantage if you fly in and out often.

Golfers have Río Real close by, with Santa María and Cabopino further east. For schools, The English International College and Colegio Alemán Juan Hoffmann are both in Marbella East, so the school run stays on this side of town.

The boardwalk makes a morning walk or run along the shore easy, and the beach clubs take care of lunch and long afternoons in season. Out of season the area is noticeably calmer.

Prices and what moves them

Indicative asking prices for detached villas run from €2.5M to €15M (autumn 2026). Beachside villas in Los Monteros Playa set the top of the range; the closer to the sand and the larger the plot, the higher the figure.

In the hills, price follows the view and the build. A renovated or new villa with an open sea view asks far more than a dated house looking into its neighbours. Budget for costs on top: 7% transfer tax on a resale, or 10% VAT plus 1.2% stamp duty on a new build. Our guide to purchase costs and taxes has the full picture.

Renting in Los Monteros

The beach side is a natural fit for summer lets to families who want sea and shade in one place, and the shorter airport transfer helps with brief stays. If you are on the other side of the arrangement, our guide to holiday villa rental explains how to choose and book.

Any tourist let needs VFT registration in the Andalusian tourism register and, since 1 July 2025, an entry in the national rental register. Decree 31/2024 tightened the standards, and if the villa sits in a community of owners, a new tourist let since April 2025 needs approval from three fifths of them.

A practical note

Summer brings two winds, the Levante from the east and the Poniente from the west. Ask owners or neighbours how the garden and terraces behave in each, because a sheltered spot for lunch is worth more than a few extra square metres.

Close to the shore, the Coastal Law (Ley de Costas) restricts building, so check what any planned extension can achieve before you commit.

Who it suits

Los Monteros suits buyers who want a real beach address close to town, frequent flyers who value the shorter airport run and families drawn to the schools in Marbella East. Altos de los Monteros suits those who would trade the walk to the sand for a view. It is less suited to anyone who wants Puerto Banús on the doorstep or a golf course outside the gate. For a more relaxed setting and lower prices further east, look at Elviria and Las Chapas.

Before you commit

  • Beach clubs nearby: check summer noise and parking on your street.
  • Slopes in Altos de los Monteros: have retaining walls and drainage surveyed.
  • Beachside plots: confirm what the Coastal Law allows before planning work.
