The Golf Valley behind Puerto Banús
Asking prices for detached villas, autumn 2026, editorial estimate; frontline golf villas with renovation command a premium. Drives outside rush hour.
Nueva Andalucía fills the valley behind Puerto Banús, a green spread of fairways, gardens and family villas known locally as the Golf Valley. It is one of the most practical places on the coast to live with children: schools, golf, shops and the port are all minutes away.
Nueva Andalucía lies inland from Puerto Banús, which opened in 1970, and rises gently towards the hills, with La Concha on the skyline. Its nickname comes from the courses that run through it: Las Brisas, Los Naranjos, Aloha and La Quinta.
It is part of the municipality of Marbella, and it feels like a residential neighbourhood rather than a resort. Villas sit on garden plots, golf is on every side and the morning school run sets the rhythm of the day.
The bullring is a familiar landmark in the valley, and Aloha College is here too. Both are useful reference points when you first find your way around the winding roads.
Many villas date from the 1970s to the 1990s: white Andalusian houses with tiled roofs, arches and gardens that have had decades to mature. Plots typically range from 1,000 to 3,500 m².
A good number of these houses have since been stripped back and rebuilt as contemporary homes, with open plans, large glazing, flat roofs and new pools. The plot and the location stay; almost everything else changes.
Frontline golf plots, where the garden opens directly onto a fairway, are the most prized positions. Our guide to renovating a villa in Marbella covers what such a project involves, from design to licences.

Puerto Banús is about 5 minutes away on a typical off-peak drive, Marbella old town about 12 minutes and Málaga airport around 45 minutes. The beach is a short drive, and the restaurants and shops of the port are close enough for an unplanned evening.
Schools are a major reason families choose the valley. Aloha College is in Nueva Andalucía itself, others lie a short drive away, and our guide to international schools compares them.
Golf, of course, is on the doorstep, with several clubs a few minutes from most houses. Our guide to golf villa living explains what frontline life means day to day, from stray balls to early mowing.
Typical asking prices for detached villas run from about €2M to €10M (indicative, autumn 2026). Frontline golf villas that have been renovated command a premium and sit at the top of the range.
The gap between an unrenovated house and a finished one is wide. Buyers pay for the quality of the renovation, the position on the golf, any view across the valley to the sea, and the distance to Puerto Banús and the schools.
An older villa bought to renovate carries 7% transfer tax on the purchase price, and the works come on top. The purchase cost calculator shows the full figure before you commit.

Golf, family space and Puerto Banús close by make villas here easy to explain to holiday guests and long-term tenants alike. Long lets suit families who move for a school year and want to test the area first.
Holiday lets need registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register and, since 1 July 2025, in Spain's national rental register. Decree 31/2024 allows town halls to set limits, so check Marbella's current position before you buy for income. Non-resident owners pay 19% tax on net rental income if they live in the EU or EEA, and 24% on gross income otherwise.
Older villas in the valley have often been extended over the years: an extra bedroom, an enclosed terrace, a pool house. Before you buy, confirm that every part of the house as it stands is covered by a licence. If part of it is irregular but beyond the enforcement deadline, it may hold AFO status (asimilado a fuera de ordenación), which limits later works.
Nueva Andalucía lies within Marbella, where planning still rests on the 1986 general plan after the courts annulled the 2010 plan, and a new plan has been in preparation since. Our checklist on licences and due diligence explains what to ask.
Nueva Andalucía suits families who want schools, golf and Puerto Banús within minutes, and buyers who enjoy taking an older villa and making it new. It also works well for golfers who want a choice of clubs rather than one home course. It suits less well if you want complete privacy, a sea view from every room or the hush of the high hills, and it can feel busy in the summer months.
Yes. Nueva Andalucía lies within the municipality of Marbella, so licences, planning and the property tax (IBI) are handled by Marbella town hall. Planning there still rests on the 1986 general plan while a new one is prepared.
Las Brisas, Los Naranjos, Aloha and La Quinta lie in or at the edge of the valley, which is why it is called the Golf Valley. Frontline plots open directly onto their fairways.
It is one of the most family-friendly areas around Marbella. Aloha College is in the valley, other international schools are a short drive away, and Puerto Banús is about 5 minutes by car off-peak.
A renovated villa saves you a year or more of work and lets you see the result before you pay. One to renovate lets you choose every detail and can cost less in total. Either way, check that the works were licensed and have a surveyor look at structure, roof and drainage.
