The coast between San Pedro and Estepona
Asking prices for detached villas, autumn 2026, editorial estimate; newer beachside villas reach the top band. Drives outside rush hour.
West of San Pedro de Alcántara, the A-7 runs on towards Estepona through Cancelada, El Paraíso and Atalaya. This is the New Golden Mile: a looser, more varied stretch with beaches, golf and villas that give you more house and garden for the money than the original Golden Mile.
The New Golden Mile is a marketing name rather than a place on the map. It covers the coast between San Pedro and Estepona, including Cancelada, El Paraíso and Atalaya, with Estepona town further west.
One point is easy to miss: despite the name, most of it does not belong to Marbella. The land lies mostly within the municipalities of Estepona and Benahavís, which means a different town hall, a different general plan and locally set taxes such as IBI.
The character is mixed. Older villas from earlier decades stand beside new contemporary projects, and the stretch is still changing as new houses replace old ones.
Typical plots run from 1,000 to 3,000 m². Classic Andalusian villas with mature gardens sit next to new builds with flat roofs, large glass walls and basements, sometimes on the same street.
New builds come with Spain's statutory warranties: 1 year for finishing, 3 years for habitability and 10 years for structure. Off-plan deposits must be secured by a bank guarantee or insurance.
A dated villa on a good plot is often the more interesting purchase, with room to make it your own. Our guide to renovating a villa covers what that involves.

Typical off-peak drives: about 15 minutes to Puerto Banús, 22 minutes to Marbella old town and 55 minutes to Málaga airport. Gibraltar, about an hour from central Marbella, is closer from here.
Estepona town lies to the west and San Pedro de Alcántara to the east, and you will drive to one or the other for most errands and evenings out. Golfers have El Paraíso and Atalaya close at hand and the courses of the Benahavís hills behind.
For schools, Laude San Pedro International College in San Pedro is within reach to the east.
Indicative asking prices for detached villas run from €1.8M to €8M (autumn 2026). Newer beachside villas reach the top band, while older villas away from the beach start lower.
The draw is value. For the budget of a mid-range villa closer to Marbella you can often find a larger plot or a newer house here, at the cost of longer drives and fewer restaurants within walking distance. The comparison tool lets you weigh it against areas nearer town.
On top of the price, budget for the 7% transfer tax on a resale, or 10% VAT plus 1.2% stamp duty on a new build.

Beach and golf both draw holiday guests, and a new villa with a good pool usually lets more easily than a dated one. Tourist lets need VFT registration in the Andalusian tourism register and, since 1 July 2025, an entry in the national rental register.
Decree 31/2024 allows each town hall to set limits, so check the rules of Estepona or Benahavís rather than Marbella. Non-resident owners pay tax on rental income: 19% after deductible expenses for EU/EEA residents, 24% on the gross amount for others.
Before anything else, confirm which municipality the property sits in. Licences, the general plan, the cadastral value and IBI all follow from that answer, and so does the town hall you will deal with for any future work. Our checklist on due diligence and licences lists what to request. On beachside plots the Coastal Law (Ley de Costas) applies as well, whatever the municipality.
The New Golden Mile suits buyers who want beach and golf with more space for the money, families happy to drive for school and dining, and anyone who likes Estepona as much as Marbella. It also suits those who want a new contemporary villa without paying Golden Mile prices. It suits you less if you want to walk to restaurants, need Marbella town every day or prefer the settled feel of an older estate. For that, Guadalmina lies just to the east.
Mostly not. Despite the name, the stretch between San Pedro and Estepona lies mostly in the municipalities of Estepona and Benahavís. That decides which town hall grants licences, which general plan applies and who sets your IBI.
About 15 minutes to Puerto Banús and 22 minutes to Marbella old town, off-peak. Málaga airport is about 55 minutes away, further than from the neighbourhoods east of Marbella.

They can be, if you check them carefully. New contemporary projects sit alongside older villas here, and new builds carry Spain's statutory warranties of 1, 3 and 10 years. Off-plan deposits must be protected by a bank guarantee or insurance, and your lawyer should confirm the licences before you sign.
