    What may be left€0

Before mortgage interest and before your own use of the house. A legal holiday let in Andalusia needs a VFT registration and, since 1 July 2025, an entry in the national rental register. General information, not tax advice.

    Reading the result

Holiday rental income in Marbella is concentrated in a few summer weeks. A villa that is well placed, well photographed and well run can fill July and August; the shoulder months depend far more on the house, the price and the management. The defaults show one plausible pattern, not a forecast. Replace them with quotes from a licensed manager for your house.

Non-residents declare rental income quarterly. EU and EEA residents pay 19% on the net income after deductible costs; residents of other countries, including the United Kingdom, pay 24% on the gross. The calculator applies that rule to the costs shown here; your adviser will know which of your expenses qualify. Before you plan on income, read renting out your villa: licence, rules and tax.

    Questions

    Are the weekly rates realistic?

They are example values for a large villa in a good location. Rates vary widely with location, size, view, finish and the quality of the management, so ask two or three licensed managers for an estimate for your house.

Why does the residence change the tax so much?

Non-residents from the EU and EEA can deduct expenses and pay 19% on the net. Others pay 24% on the gross income without deductions, which makes a large difference on a villa with high running costs.

Do I need a licence to rent out my villa?

For holiday lets in Andalusia the villa must be registered as a vivienda con fines turísticos in the Andalusian tourism register, and since 1 July 2025 it also needs an entry in the national rental register. Town halls can set additional limits.
