El Madroñal
Large plots and long views above San Pedro
€3.5M to €12M

Asking prices for detached villas, autumn 2026, editorial estimate; the most important mansions are traded privately. Drives outside rush hour.
La Zagaleta is less a neighbourhood than a private territory: around 900 hectares of hills, closed to the public and guarded around the clock. Owners come for space, silence and security, and accept that the beach and the town are a drive away.
La Zagaleta spreads across around 900 hectares of the Benahavís hills, west of Marbella and inland from the coast at San Pedro de Alcántara. Inside its gates you find two members' golf courses, a private country club and an equestrian centre, linked by the estate's own roads.
Security runs 24 hours a day, with controlled gates, and visitors pass only when they are expected. The distance from the beach and the town is deliberate: the estate was conceived for people who want everything important inside the perimeter and the rest of the coast at a comfortable remove.
One detail surprises many buyers. La Zagaleta is not in the municipality of Marbella but in Benahavís, a separate municipality with its own town hall, even though the estate is marketed under the Marbella name.
Plots start at around 5,000 m² and the largest exceed 10,000 m², so a single property can feel like a small private park. Space on this scale allows very large houses, often planned with guest suites, staff accommodation and gardens that need a permanent team.
Styles range from classical Mediterranean and Andalusian houses to recent contemporary designs in glass and stone. Because the land is hilly, many villas step down the slope on several levels, which brings views but also stairs, lifts and retaining walls to maintain.
Many sales happen discreetly, through private introductions rather than public listings. What you see advertised is only part of the market, so patience and a clear brief matter more here than a quick search.

Life inside La Zagaleta revolves around the house, the golf and the club. A morning on the course, an afternoon ride from the equestrian centre and dinner at home can fill a whole day, and it is easy to go several days without leaving the gates.
When you do leave, Puerto Banús is about 15 minutes away on a typical off-peak drive, Marbella old town about 25 minutes and Málaga airport around 55 minutes. The village of Benahavís, known for its many restaurants, is close by for an evening out.
Schools, supermarkets and the beach all mean a drive. Laude San Pedro International College in San Pedro and Aloha College in Nueva Andalucía are both within driving distance. For what a golf-centred routine involves, see our guide to golf villa living.
Typical asking prices for detached villas run from about €8M to €40M (indicative, autumn 2026). That range describes what is offered openly; the most important mansions are traded privately and can sit outside it.
Within the estate, price follows plot size, the depth of the view, privacy from neighbours and the age of the house. A dated mansion on an exceptional plot can be priced largely on the land, with the buyer planning a full renovation or a rebuild.
On a resale you pay 7% transfer tax (ITP); on a new build bought from a developer, 10% VAT plus 1.2% stamp duty (AJD). Notary, registry and legal fees come on top, and the purchase cost calculator shows the total for your budget.

Renting in La Zagaleta is a niche within a niche. If you want a house for a summer or a season, expect a short list and a discreet process, and allow time for the security arrangements that come with any stay.
If you plan to let your own villa, a holiday rental needs registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register and, since 1 July 2025, an entry in Spain's national rental register. Estate rules may add conditions of their own. Our guide to renting out a villa covers licences and tax.
Because the estate belongs to Benahavís, licences, planning questions and the annual property tax (IBI) are matters for Benahavís town hall. Marbella's long planning story, with its return to the 1986 general plan, does not apply here.
Andalusia's planning law LISTA applies across the region, so the same principle holds: the house as built must match its licences, including any later pool houses, extensions or terraces. Our checklist on licences and due diligence explains what your lawyer should verify.
La Zagaleta suits buyers who put privacy, space and security above everything else: families with staff, golfers and riders who want their sport inside the gates, and owners who entertain at home rather than in town. It does not suit you if you want to walk to a café, hear the sea or slip into Marbella for an unplanned evening, nor if the running costs of a very large house would weigh on you. If you like these hills but want a lower entry point, look at El Madroñal next door.
Not administratively. The estate lies in the municipality of Benahavís, which has its own town hall, and it is sold under the Marbella name because Marbella is the natural point of reference for most buyers. Property tax (IBI), licences and planning are handled by Benahavís.
Typical asking prices for detached villas run from about €8M to €40M (indicative, autumn 2026). The most important mansions change hands privately, so the visible market does not show the full top end. Add 7% transfer tax on a resale, or 10% VAT plus 1.2% stamp duty on a new build.
On a typical off-peak drive, Puerto Banús is about 15 minutes away, Marbella old town about 25 minutes and Málaga airport around 55 minutes. There is no beach life on the doorstep, and that distance is part of the estate's quiet.
A holiday let needs registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register, plus an entry in the national rental register that Spain has run since 1 July 2025. The estate's own rules may add conditions. Read them before you buy with rental income in mind.
