The Golden Mile is the stretch of coast between Marbella town and Puerto Banús where the resort's reputation was made. Villas stand on large plots on both sides of the A-7 boulevard, from beachfront estates to quieter houses on the slope above, with the old town and the port each about 5 minutes away.

Where Marbella's glamour began

The story of the Golden Mile starts in 1954, when the Marbella Club was founded on what was then a quiet stretch of coast west of the town. Together with Puente Romano, it gave the strip its tone: low buildings in mature gardens, discretion, and an old-money glamour the area has never lost.

The name describes a strip rather than an exact distance. It runs from the edge of the old town in the east to Puerto Banús, which opened in 1970, in the west. It covers two quite different worlds: the beach side south of the boulevard, and the mountain side that rises behind it towards Nagüeles and the hills.

The villas and the plots

Most houses here were first built in the 1970s and 1980s, and many have since been rebuilt as contemporary villas: white volumes, wide glazing and pools set into lawned gardens. Some earlier houses in a more traditional style remain, and where one comes to market, the price usually reflects the work it needs.

Typical plots measure 1,500 to 6,000 m², and more on the beach. The beachfront estates are the rarest houses on the strip, some with a garden gate onto the beachfront promenade, and they behave like a market of their own. If you are weighing an older house, our guide to renovating a villa in Marbella sets out what such a project involves.

Daily life and distances

Few addresses on the coast are this central. Outside rush hour, Puerto Banús is about 5 minutes away by car, the old town around Plaza de los Naranjos about 5 minutes in the other direction, and Málaga airport about 45 minutes. On the beach side you can walk to the hotels and the promenade.

The boulevard, which leads into Avenida Ricardo Soriano at the town end, is the strip's spine and also its main drawback. Golf is a short drive west in Nueva Andalucía, with Las Brisas, Los Naranjos, Aloha and La Quinta. Families often look at Aloha College there or at Swans International School in Marbella, and our overview of international schools in Marbella covers the wider choice.

Prices and what moves them

Typical asking prices for detached villas run from about €4M to €30M in autumn 2026, and beachfront estates can exceed €30M. These are indicative editorial ranges, not valuations.

Three things move a price more than anything else: the side of the boulevard, the distance from the road and the sand, and the condition of the house. On the mountain side, a villa on a quiet street set well back from the traffic asks clearly more than a similar house close to it. A rebuilt house with clean paperwork usually asks far more than an original villa on a comparable plot.

Renting on the Golden Mile

For holiday guests the appeal is simple: the beach, the hotels, the port and the old town are all within a few minutes. That makes the Golden Mile a natural address for summer lets.

Letting to holidaymakers requires registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register and, since 1 July 2025, an entry in the national rental register. Decree 31/2024 tightened the standards and allows town halls to set limits, so check the current position in Marbella before you buy for income. Our guide to renting out a villa explains the licence and the tax side.

A practical note on noise and the coast

The A-7 boulevard carries traffic day and night, and on plots close to it you will hear it. Visit at different times, stand in the garden and on the upper terraces, and ask what walls, planting and glazing do to the sound.

On the beach side, the Coastal Law restricts building near the shore, which can limit what you may extend or rebuild on the seaward part of a plot. Marbella also still works under its 1986 general plan, after the courts annulled the 2010 plan, so have an independent lawyer check the licences and planning status before you sign. Our notes on due diligence and licences list what to ask for.

Who it suits

The Golden Mile suits you if you want the sea, the town and the port within a few minutes, and if a well-known address matters to you. It works well for owners who spend the summer here and entertain, and for families who want the beach close by. It suits you less if you want long views, deep quiet or a gated estate; the hillside areas above, such as Sierra Blanca, fit that better.

Before you commit

  • Traffic noise from the A-7 boulevard on plots close to the road: visit at rush hour and in the evening.
  • Coastal Law limits on the seaward part of beachfront plots, before you plan any extension or rebuild.
  • Licences and planning status of rebuilt villas, given Marbella's return to its 1986 general plan.

The Golden Mile: questions

Is the Golden Mile really a mile long?

The name describes the strip between Marbella town and Puerto Banús rather than an exact distance. In practice it covers the beach-side plots south of the A-7 boulevard and the residential streets on the slope above. Not everyone draws the edges in the same place.

Should I buy on the beach side or the mountain side?

The beach side gives you direct access to the sand and the promenade and carries the highest prices. The mountain side is usually quieter once you are away from the boulevard, some higher plots have sea views, and a plot of similar size tends to cost less. The right choice depends on how you will use the house.

How far is the Golden Mile from the airport?

Málaga airport is about 45 minutes by car outside rush hour. Puerto Banús and the old town are each about 5 minutes away, and Gibraltar lies about an hour to the west of central Marbella.

Can I let a Golden Mile villa to holidaymakers?

In principle yes, if the villa is registered as a vivienda con fines turísticos in the Andalusian tourism register and in the national rental register that has run since 1 July 2025. Decree 31/2024 raised the standards and allows town halls to set limits, so confirm the rules before you buy. Non-residents from the EU or EEA pay 19% on rental income after expenses; others pay 24% on gross income.
