Large plots and long views above San Pedro
Asking prices for detached villas, autumn 2026, editorial estimate; plots without a house are still found here. Drives outside rush hour.
El Madroñal climbs the hills above San Pedro de Alcántara, right beside La Zagaleta, on plots large enough to keep the neighbours out of sight. It is quieter than its famous neighbour, generally less expensive, and one of the places where you can still buy land and build.
El Madroñal is a gated hillside area in the municipality of Benahavís, in the hills between San Pedro de Alcántara and the village of Benahavís. Roads climb through cork oaks and pines, and the houses sit well back on their plots, so the feeling is closer to countryside than to a resort.
Its neighbour, La Zagaleta, is the better known of the two. El Madroñal offers a similar sense of space and height with a simpler, quieter rhythm, and for many buyers that is the point.
Like La Zagaleta, it is sold as Marbella but administered by Benahavís. Benahavís is a separate municipality with its own town hall, which matters for licences, planning and the annual property tax (IBI).
Plots typically range from 3,000 to 10,000 m², which leaves room for a large house, a long pool terrace, a guest house and mature gardens without any sense of crowding. On the steeper parcels part of that land is slope, so the usable flat area matters more than the headline figure.
You will find a mix of styles, from traditional Mediterranean villas to contemporary houses designed around the view. Orientation decides a great deal on a hillside: a south or south-west aspect brings sun and sea view together, and our sun compass shows how the light moves across a terrace through the year.
Building plots without a house still come up here. For buyers who would rather design their own villa than adapt someone else's, that is a real attraction.

El Madroñal is a place to live in rather than to go out in. Daily errands mean a drive down to San Pedro de Alcántara, and for dinner you head to Benahavís village with its many restaurants or down to the coast.
Puerto Banús is about 15 minutes away on a typical off-peak drive, Marbella old town about 22 minutes and Málaga airport around 55 minutes. Laude San Pedro International College lies in San Pedro below, and our guide to international schools compares the wider choice.
Evenings are quiet and dark, with the lights of the coast spread out below. On clear days the view runs along the shore all the way to Gibraltar.
Typical asking prices for detached villas run from about €3.5M to €12M (indicative, autumn 2026), generally below La Zagaleta for comparable space. Plots without a house are still found, which gives a lower entry point if you are prepared to build.
The view is the main lever on price: an open, protected outlook to the sea and Gibraltar is worth far more than a partial one. After that come the usable size of the plot, privacy, the access road and the quality of the house itself.
A new house bought from a developer carries 10% VAT plus 1.2% stamp duty, while a resale carries 7% transfer tax. The tax on a bare plot depends on who sells it, so ask your lawyer, and see our guide to purchase costs and taxes for the full picture.

El Madroñal suits longer stays better than short holidays: families who want space and quiet for a season, or buyers testing the hills before they commit. Expect a small choice and plan early for the summer months.
Holiday lets need registration as a vivienda con fines turísticos (VFT) in the Andalusian tourism register and, since 1 July 2025, in Spain's national rental register as well. Decree 31/2024 tightened the standards and allows town halls to set limits, so check the current position in Benahavís and the community rules before you count on income.
Before you buy a plot, have a lawyer and an architect confirm what can be built: permitted volume, setbacks, height and any limits set by slope or access. In El Madroñal those answers come from Benahavís town hall, not from Marbella.
A new house comes with Spain's statutory warranties: one year for finishing, three years for habitability and ten years for structure. If you buy off-plan, your deposits must be protected by a bank guarantee or insurance.
El Madroñal suits buyers who want the space and height of the Benahavís hills without the price or the formality of La Zagaleta, and those who would rather build a house than renovate one. It works well for families who are happy to drive for school, shopping and the beach. It does not suit you if you want to walk anywhere, play golf from your garden or live close to the bustle of Puerto Banús.
Both sit side by side in the Benahavís hills, with large plots and long views. El Madroñal is quieter, simpler in its set-up and generally less expensive. La Zagaleta adds two members' golf courses, a country club and an equestrian centre.
Yes, plots without a house still come up here. Before you buy, ask a lawyer and an architect to confirm the buildable area, the permitted volume and the access. Check the planning position with Benahavís town hall as well.
On a typical off-peak drive, Puerto Banús is about 15 minutes away, Marbella old town about 22 minutes and Málaga airport around 55 minutes. The nearest beaches are on the coast at San Pedro de Alcántara.
Typical asking prices for detached villas run from about €3.5M to €12M (indicative, autumn 2026). Houses with open, protected sea views on the larger plots sit at the upper end. A bare plot offers a lower entry point if you are prepared to build.
